Itís nearly the final day of closing and youíre starting to get cold feet. Youíve had a dozen telephone calls with your real estate agent and youíve met the potential buyers. But, youíre still not ready to hand over the keys. Itís not that you donít trust the potential buyers or wish to bring them any harm. Youíre just not ready to sell your house.

Are you really ready to sell your home?

This scenario may sound unreal. But, it isnít. Itís also not a situation that you want to find yourself in, as if the buyer pushes, you could find yourself in legal hot water, especially if the buyer perceives that youíre refusing to sell for reasons that are under Title VII protection. So, how do you protect yourself from getting into this tight spot?

You take stock of just how ready you are to actually sell your home. How many of the following signs do you exhibit?

  • Home renovations arenít new to you. You have tried to renovate your current home at least twice. You may have added a second bathroom or extended your kitchen. Yet, your home is still too small for your family.
  • Arguments that you have with your spouse about your current home are increasing, in large part, because youíre tired of spending money on repairs and upgrades. Youíre also tired of living in a house that is always under construction and not under construction to expand the house, but under construction so that another major repair can be finished.
  • Since you moved into your home, the neighborhood has changed for the worse. There are four or more vacant houses on the street and crime has increased. Schools in the area are declining and businesses are moving to other parts of the city or away from the city altogether.
  • Your job has relocated to another state. You want to keep your job, so you have decided to sell your house.
  • Homeownersí association (HOA) fees have risen to the point that you can no longer afford to stay in the community. Services that you receive from your HOA have also declined. Itís reached the point where you feel angry each time that you pull into your driveway.
  • Your adult children have all moved out of the house, leaving five empty bedrooms. Rather than to hire a maid or clean the empty bedrooms yourself, you have decided to use your free time to travel and pursue a hobby. Youíve also decided to downsize, preferring to live a minimalist lifestyle.

Although the above signs do not cover all experiences and situations for every home seller,they can serve as a good starting point when itís time to consider how ďhome seller readyĒ you are. Family and friends can also offer feedback and let you know if they think youíre dragging your feet and trying to postpone moving forward with a house sell. Pay attention to what family and friends share. You donít have to act on their feedback, but taking their feedback into consideration before you contact a real estate agent and ask the agent to list your house on the market could save you internal conflict down the road.
