Although your real estate agent will be doing all the "heavy lifting" when it comes to marketing your home, your frame of mind and attitude can have a surprising impact on the success of his or her efforts.

This is especially true in regard to sprucing up your home and keeping it in tip-top condition for showings.

Your agent will do their best to bring prospective buyers to your home and offer you suggestions for making the best impression on house hunters, but it's up to you to implement their ideas. Those recommendations could run the gamut from keeping your lawn looking impeccable to applying a fresh coat of (neutral color) paint to areas that need it. Admittedly, it can be difficult to keep your home looking immaculate for every real estate showing, but "near perfection" is a goal worth aiming for!

Staying positive and optimistic in the face of setbacks, fast-approaching deadlines, and missed target dates can be difficult, but it's essential for fueling your motivation. If you, as a home seller, begin to feel discouraged and pessimistic, you may begin to label priorities as "not that important" or put things off that really need to be addressed now.

If you've been updating and maintaining your home on a regular basis, your to-do list might be shorter than home sellers who have been saying "We'll take care of that next year!" Problems develop when "next year" never comes and projects keep getting bumped to the future. If you're determined to put your best foot forward in the real estate market, there's no time like the present!

Since preparing your house to be listed can feel overwhelming, the secret is to prepare a priority list and tackle one task at a time. It can also be helpful to get feedback from your real estate agent on what improvements and changes will produce the most impact. A seasoned agent will be able to quickly size up the condition and appearance of your home, and let you know what issues need to be addressed first. Their experience, objectivity, and trained eye will help you identify cost-effective solutions and be able to present your home in its best light.

Although a good real estate agent will leave no stone unturned when it comes to effectively marketing your home, they will appreciate and be energized by the fact that you have pride in the appearance of your house and property. There are a lot of ingredients that go into the successful staging and sale of a home, but you can help keep the momentum going by doing a little extra painting (where needed), cleaning, and clutter reduction.

"Accentuating the positive and minimizing the negative" should be your watch words from the day you decide to list your house until the moment the sale of your home has been signed, sealed, and delivered!

If you're in the process of preparing your home for sale, nothing can replace the marketing benefits of making it look its absolute best!

Successful home staging is all about effectively appealing to all the senses -- especially sight, smell, and sound. When prospective buyers are touring a home, they're essentially looking for two things: aspects that are appealing to them and areas of concern. To a large degree, their impressions will be based on emotional reactions and subconscious impressions. For example, if there's anything about your home that reminds them of fond childhood memories, then that will definitely work in your favor.

In some cases, the right kind of music playing in the background can have a positive effect on first impressions. Fragrances, such as cinnamon, lavender, citrus, baking bread, or coffee brewing can also help create an appealing ambiance. On the other hand, the presence of pet odors, stains, fur, or cat litter boxes can send a very negative message to prospective home buyers -- especially if they don't own pets or have allergies. By the way, one other item that can be an enormous turn off to people is seeing mouse traps anywhere in the house. (A worst case scenario, of course, is a visible mouse trap that has recently been sprung! That could easily be a deal breaker!)

It can be challenging to consistently keep your house in tip top condition while you're still living in it, but, considering all that's at stake, it's worth the extra effort. In addition to impeccable cleanliness, other priorities for staging a home include fresh coats of paint where needed (preferably a neutral color), attractive landscaping, up-to-date appliances, and furniture that's in good condition. If you're at all unsure whether a room looks cluttered, dated, or poorly decorated, your real estate agent can provide helpful suggestions and feedback. An experienced real estate agent can spot potential problem areas in seconds and offer valuable advice about improving the marketability of your home. After having observed hundreds of buyer reactions to everything from cluttered rooms and mismatched furniture to peeling wall paint and water stains on ceilings, they can advise you on what needs to be fixed, spruced up, replaced, or rearranged.

Curb appeal -- or lack, thereof -- is literally the first impression your home will make on prospective buyers. If you can give your lawn a manicured look, eliminate signs of peeling paint, repair cracks in walkways and driveways, and remove grime from windows, concrete surfaces, and siding, then you'll stand a good chance of making a positive first impression on home buyers. Although home staging does not have to be an expensive undertaking, it can help you get top dollar for your property and minimize the time it remains on the market.

Why isn't your house selling? It may not be the market, instead it could be what you are or are not doing. Believe it or not you can ruin your chances of selling your home. So, how can you capture the attention of potential buyers? Read on to find out if you are making any of these mistakes. Missing or Bad Photos Buyers love to look at photos. They love to look at lots of photos so include lots of photos in your online listings. There is such a thing as a bad photo though. Pictures of unattractive rooms, toilets and messy areas can also turn a buyer off. Make sure every photo has great light, shows off your home and shows a neat and clean home. Place the best shots at the beginning so it is the first thing the buyer sees on the listing site. Lack of Curb Appeal Most buyers will search for homes online and then jump in the car and drive by. If your home has bad curb appeal they may eliminate it before they even walk through the front door. Be sure to create curb appeal by trimming the trees, fertilizing the lawn, and sprucing up the landscaping. Remember first impressions mean a lot. Bad Advertising The words that advertise your home are vitally important. Avoid clichés and instead use your creativity and talk about the best features of your home. You only have so much space for text so make it count! Price Too Low/High Pricing a home too high won't produce an offer, but sometimes pricing it too low leaves buyers wondering what is wrong. Use a real estate professional to help you strategically price your home to sell in the current market. You're Hovering When potential buyers are looking at your home there is nothing more awkward than finding the homeowner is still there. Buyers can't picture the home as their own if you are there. When the house is being shown make sure you are not home. There are things in your control in the selling process of your home. Take the time to make sure your home is staged and looks ready to sell and avoid the above mistakes and you should have a sold sign in no time.
